What Texans should know
Wind and hail deductibles
Many Texas policies use a separate wind/hail deductible, often 1%–2% of your dwelling coverage instead of a flat dollar amount. On a $350,000 home, 2% is $7,000. We'll show you the real number before you buy.
Coastal windstorm and TWIA
In the 14 coastal counties (and part of Harris County), many standard policies exclude wind and hail. The Texas Windstorm Insurance Association (TWIA) can provide that coverage, and homes generally need a windstorm certificate of compliance to qualify.
Flood is never included
Standard homeowners policies don't cover flooding. NFIP flood policies usually have a 30-day waiting period, so don't wait for a storm in the Gulf. Private flood is another option.
Foremost for manufactured homes
Foremost is one of our primary carriers for mobile and manufactured homes, landlord dwellings, and vacation homes.
Common questions
Do I need flood insurance if I'm not in a flood zone?
Many Texas flood claims come from outside high-risk zones. Flood coverage outside those zones is often affordable, and Harvey showed how far water can reach.
What is replacement cost vs. actual cash value?
Replacement cost pays to rebuild or replace at today's prices. Actual cash value subtracts depreciation, so you get less. We'll show you which one each quote uses, especially for roofs.
My roof is older. Can I still get coverage?
Yes, but some carriers limit roof coverage based on age or material. Having access to many carriers helps us find one that fits your home.
Can you insure my rental property?
Yes. We write landlord and dwelling-fire policies through Foremost, Steadily, and others.
When should I review my policy?
Every year before renewal, and after any remodel, new roof, or big purchase. Building costs change fast.
